Survey before demolition

Where a building, or a substantial part of it, is to be demolished, asbestos- containing materials within the affected areas need to be identified before work begins. The survey supports planning for safe removal and provides the project team with the information they need.

Demolition Surveys are normally carried out once the building is vacant, as access is more extensive than other survey types.

Intrusive access

A Demolition Survey is the most intrusive of the survey types. The surveyor needs to reach areas that would not be accessible during normal occupation, which may involve opening up structures, voids and enclosed services. Access arrangements are agreed in advance.

Identification of asbestos throughout relevant areas

  • Structural elements within the demolition scope
  • Concealed voids, ducts and risers
  • Plant, services and associated insulation
  • Roof coverings, cladding and external elements
  • Below-ground and ancillary structures where included in the scope

Planning safe removal before demolition

The findings allow asbestos removal works to be scoped and programmed before demolition starts, rather than being discovered once machines are on site. This reduces the risk of unplanned delays and uncontrolled disturbance.

Coordination with demolition and construction teams

Survey information is presented so it can be shared with principal contractors, principal designers and demolition contractors, and used alongside project information as the scheme is planned.

Survey report

The report records the scope surveyed, materials identified, their locations and condition, and recommended actions ahead of the works. Content varies with the property and the agreed scope.
